Q: What type of properties
do you manage?
A:
Empire West Property Management currently manages apartment
buildings of all sizes,
homeowners associations and
single family homes.
Q:
What is your leasing fee?
A:
When charged,
Empire West Property Management charges 50% of one months
rent, as a leasing fee.
Leasing fees are not a part of
every management agreement.
No rental, no commission.
If you don't make money, neither
do we.
Q:
What services do you provide?
A:
We do everything required to
maintain the property and
provide you with the greatest
return on your investment
including, but not limited to:
- Locating
and screening prospective
tenants
- Inventory
and condition reports
- Collecting
and disbursing rents
- Sending
out mortgage payments,
property taxes, maintenance
fees, etc.
- Making
direct deposits to client
accounts, if desired
- Coordination
of cleaning, repairs and
regular maintenance
- Periodic
property inspections
Q:
Who does your repairs?
A:
Empire West Property Management has
arrangements with a wide variety
of vendors including Gonzalez
Building and Maintenance and
cleaning personnel who we hire
as independent contractors.
Q:
Who pays for repairs?
A:
Our maintenance men are trained
to identify problems caused by
normal wear and tear (the owner
pays) versus damage caused by
tenant abuse or neglect (the
tenant pays)
Q:
What happens when the tenants
are late with their rent?
A:
Each tenant is given five days
grace to pay rent. If the
rent is not paid by this time, a
3 Day Notice To Pay or Quit is
issued. Some cases may
require an attorney and their
fees are the owner's
responsibility, however, we
always try our best to settle
with the tenant using eviction
only as a last resort.
Q:
Do you check on the tenants and
the property?
A: We
have periodic inspections at
which time we check to see that
the tenants are taking good care
of the premises and that they
are not violating any terms of
their lease. We also take
these opportunities to go over
any general maintenance the
property may require.

Q:
How do you screen these tenants?
A: In
addition to verification of application
data,
Empire West Property Management screens
prospective tenants through The
Apartment Association of Greater Los
Angeles (AAGLA). We also order
credit and eviction reports which gives
us an accurate accounting of the
tenant's financial capabilities and
payment history.
Q:
How and when do I get my checks?
A: After
the tenants pay their rent, your bills
are paid and a draw check is generated
and mailed to you. We can also
make direct deposits to a specified
account and mail you a statement of the
transaction.
Q:
Will I receive monthly statements?
A: Yes.
Not only will you receive computerized
monthly statements, but you will receive
a letter detailing activity at your
property during the past month.

Q:
What if my tenants have an emergency
while you are closed?
A: Tenants
can contact their Resident Manager
directly or they can call our 24-hour
answering service who will promptly page
one of our staff
Q:
What about utilities?
A: If
your property is a single family home or
a long term rental, the tenant is
usually expected to pay the utilities
although sometimes these are negotiable.
In a condo, the tenant is usually
expected to pay the utilities that are
not included in your monthly maintenance
fee.
Q:
How do you find prospective tenants?
A: Advertising
is done in appropriate local newspapers,
as well as several free papers, rental
services, internet sites, and studio and
campus housing offices. We have built a
good reputation within the area and
receive many referrals.
